What are the signs a chimney needs repair?

Most chimney damage shows up as water where it should not be, long before the masonry visibly fails:

• Stains on the ceiling or wall next to the chimney breast
• A damp or musty smell near the fireplace after rain
• Cracked, crumbling or missing mortar between bricks
• White chalky residue on the exterior brick (efflorescence)
• A cracked concrete crown on top, or a missing or rusted cap
• Rusted damper or firebox components — a reliable sign water is getting in

Why do chimney crowns crack?

The crown is the concrete slab across the top of the chimney, and its whole job is to shed water away from the masonry. It sits fully exposed, and Sacramento's hot summers followed by wet winters expand and contract it until it cracks.

Once water gets into a crack it soaks into the brickwork below, then freezes on cold nights and forces the crack wider. Sealing a hairline crack is a small job; leaving it long enough to saturate the masonry means rebuilding.

What is flashing, and why does it leak?

Flashing is the metal seal where the chimney meets the roof. It is the single most common source of chimney leaks, because it relies on a bond between two materials that move at different rates.

When the seal fails, water runs down the chimney's exterior and straight into the roof deck — usually showing up as a ceiling stain some distance from the chimney itself, which is why these leaks get misdiagnosed as roof problems.

Do I really need a chimney cap?

Yes, and it is one of the cheapest pieces of protection on the whole structure. Without a cap, the flue is an open pipe pointing at the sky: rain goes straight in, and so do birds, squirrels and debris.

A cap with mesh sides keeps out water and animals while still letting exhaust out, and it stops embers landing on the roof.

Repair or rebuild?

It depends on how far the water has travelled. Surface issues — a cracked crown, failed flashing, spalling on a few bricks, a missing cap — are repairs, and they are what we do most.
